Stratum subdivision

Stratum subdivision enables the creation of Lots for land or buildings where their boundaries are varied in height and depth and can therefore provide for overlapping boundaries. Such subdivisions can assist in developments where complex building designs rely on structural support of a building within one ownership over a separate ownership.

Rygate Surveyors have extensive experience with both commercial and residential stratum developments from concept through to registration and creation of new Titles, including the following:


  • Draft Plan of Subdivision
  • Draft 88B Instrument
  • Provide advice and plans for preparation of Building Management/Strata Management
  • Provide advice and plans associated with shared facilities
  • Organise Council Certification/Authority Certification
  • Electronic lodgement of document for registration
