Strata Subdivisions

A Strata Plan provides a means of creating Lots and Titles within a building that can be registered through the Land and Property Information office, allowing for the sale or lease of these properties. Rygate Surveyors have extensive experience with commercial, industrial and residential strata developments from concept through to registration and creation of new Strata Titles, including the following:


  • Plan of Redefinition - often required subject to the status of the base plan
  • Draft Strata Plan
  • Calculation of Unit Entitlements
  • Draft 88B Instruments for creation of Easements
  • Preparation of Final Strata Plan
  • Organise Strata Certification/Council Certification
  • Electronic lodgement for registration

Community Title Subdivisions

A Community Title Scheme provides a method for sharing community facilities between Torrens Title lots. It also enables the developer to develop the subdivision around a common theme.

Rygate Surveyors can subdivide land for the purpose of creating lots, private access ways and Community Association Property generally in circumstances where there is a Community facility such as a swimming pool, clubhouse, tennis court etc. and to specify the method of determining levies for maintenance of Community Association Property. Rygate Surveyors will liase with the Developer/ Solicitors, to ensure that notations regarding boundary limitations and/or By-laws are included and consistent.
